Nantucket Preservation Trust Awards: Open for Nominations

Each year the Nantucket Preservation Trust recognizes individuals and organizations that advance the cause of historic preservation on Nantucket.  Awards are provided for preservation work on historic buildings and landscapes, and for the protection and stewardship of island resources. NPT’s Preservation Awards program is designed to show that a building or landscape can be sensitively updated while maintaining and preserving its historic integrity. Awards emphasize proper preservation, showcase the island’s craftspeople, and reveal the foresight of owners who care about our historic structures and landscapes.

The public is encouraged to make nominations for the awards.  Nominations must be submitted by March 1.

Nantucket Island Market Analysis by Area: Fisher’s Landing

Fisher’s Landing is an award-winning cluster subdivision located about 3 miles to the west of Town on the way to the village of Madaket.  We consider Fisher’s Landing to be a distinct area due to the uniqueness of the development.  Because of how it was originally created, there is a homeowner’s association, shared tennis courts, mailboxes, boat storage and a mooring field at Warren’s Landing.  Both the Madaket bike path and the shuttle bus go right by the main entrance to Fisher’s Landing.  It is a popular spot for those on vacation, especially extended families who will often book more than one house.  Fisher’s Landing is surrounded by a large greenbelt of undeveloped land that is forever protected from building.  There is also a footpath to the North Shore beach with calm water, on Nantucket Sound.
  
In the past 12 months there were 3 sales in Fisher’s Landing.  The average selling price was $730,500 and the median was $742,500.  The average days on the market was 128 days, about half of the market average.

The least expensive sale in Fisher’s Landing was the sale of 14 The Grove, a bank-owned property with a main house and guest cottage that sold for $699,000.  The houses sat on a quarter acre lot in the interior part of the development and had been foreclosed on for $742,500 a month before the sale. The highest price paid for a property in Fisher’s Landing in the past 12 months was $750,000 for 9 Fisher’s Landing Road.  This house was a cape style home with 3 BR/2 BA and had had some recent updates.  The property was listed for $775,000 at the time of the sale and was on the market for 250 days.  Over time, Fisher’s Landing has demonstrated good value for money spent.

At this time there is only one property listed for sale in Fisher’s Landing. 6 West Way offers a colonial style 4 bedroom home with a detached 2 bedroom cottage on an 11,000+ s.f. lot.  The property is listed at $930,000, and has been for sale for 128 days.

Nantucket Island Market Analysis by Area: Tom Nevers

Tom Nevers is located about 6 miles east of Town and can be accessed by a bike path and the seasonal bus service.  Tom Nevers is a relatively flat area with access to an ocean surf beach.  On the west side of Tom Nevers Road the lots tend to be smaller and the houses clustered more closely together, many of them on the “alphabet streets”.  Unlike the ones on Beacon Hill, these do not go in order.  The east side of Tom Nevers Road, sometimes referred to as Tom Nevers East, generally has larger lot zoning ranging from 1 to 3 acres.  The closest store to Tom Nevers is in Siasconset Village approximately 1.5 miles to the east.

In the past 12 months there were 15 sales in Tom Nevers.  The average selling price was $1,286,867 and the median was $1,270,500.  The average days on the market was 267 days, about the same as the market average.

The least expensive sale in Tom Nevers was the sale of 21 Flintlock Road, a vacant lot of 1.2 acres that sold, after 1,141 days on the market, for $575,000.  At the time of the sale the property had been listed for $825,000.  The least expensive house sale was 28 Clarendon Street (on the alphabet street side), a 3 BR/2.5 BA on .36 acre that sold for $702,000.  The house had been listed for $649,000 and was a bank-owned short sale with interest from multiple buyers.  The most expensive sale was that of 9 Parsons Lane, a three acre parcel with a total of 6 BR/4.5 baths that sold for $2,250,000.  9 Parsons Lane had been listed for $2,395,000 and went under contract in a fast 55 days from list date.
There are currently 18 properties for sale in Tom Nevers ranging from $450,000 for a 1.16 acre vacant lot at 2 Gloucester Street to $6,995,000 for either 1 or 3 Elliott’s Way, large houses each with nearly three acres of ocean front land.  The average days on the market for Tom Nevers listings is 305 days, slightly higher than the market as a whole.

Nantucket Island Market Analysis by Area: Squam

Squam is located about 8 miles from Town on the eastern end of the island between the villages of Wauwinet and Quidnet.  The Squam Road runs parallel to the Atlantic Ocean between the two villages.  Many of the properties in Squam are located on the water or have water access and zoning tends to be large lots with one acre or more. The area is quiet and pastoral and, except for the size of the houses, has remained relatively unchanged over the years. There are some great walking trails in Squam on land owned by the Nantucket Conservation Foundation.

Interestingly, in the past 12 months there were only 3 sales in Squam, all of vacant land. The average selling price was $3,233,333 and the median was $3,000,000.  The average days on the market was 432 days, higher than the market as a whole.

The least expensive sale in Squam was 107 Squam Road, a vacant lot on the water side of Squam Road with deeded beach access.  The lot was .92 acres in size and had been listed at $1,695,000 when it sold for $1,550,000 after 219 days on the market.  The most expensive sale was a 3 lot subdivision on the non-water side of the road at 10,12 and 14 Squam Road that sold for $5,150,000.  The property had 10.95 acres and good elevation with water views.  It was originally listed for $10,675,000 and had been reduced to $7,450,000 at the time of the sale.  It was on the market for approximately 2 years.
There is currently only one property for sale in Squam and it is 51 Squam Road, listed for $19,900,000 (one of the highest list prices for residential property on Nantucket).  This property was initially listed at $23,500,000 in June of 2009.  51 Squam Road is located directly on the Atlantic Ocean and was newly built in 2009 with the highest level of attention to amenities and finishes.
